It occupies a prominent location with a frontage to Springvale Road and a return frontage to Long Royd at their roundabout intersection.
The site lies adjacent to the Dearne Towns Link Road (A6195) providing access to the M1 approximately 8 miles to the southwest and the A1M situated approximately 8 miles to the east via the A635.
Notable occupiers in the vicinity include Sash UK, Symphony Kitchens, Leggitt and Platt and C & K Beckett Ltd
It occupies a prominent corner position at a roundabout intersection and makes for a highly visible plot frontage.
It is currently bounded by mesh wire fencing. A security gate provides access to a shared estate road currently servicing other units.
It extends to approximately 1.52 acres (0.61 Ha) in area.
All mains services are believed to be available either within or adjacent to the site.
The site is understood to have an engineered fill suitable for the support of spread foundations.
Planning consent was granted under the original application number 2010/078 for the construction of 3 industrial units with associated car parking and service yard.
Two units have already been constructed in association with this statutory consent.
A Validation Report prepared by Carl Bro Group Ltd (Leeds) in December 2001 demonstrates to a potential developer that the site has been remediated to the standard agreed with the Local Authority and Environment Agency. The site was remediated to create development plots with the provision of roads, drainage and services infrastructure. This was all part of a regeneration of the regions coalfields funded by Yorkshire Forward.
